Testing Only — Never Remediation

OUR SERVICE REGION

One Region, Four Very Different Mold Climates

The Greater Sacramento region isn't a single environment — it runs from the delta lowlands west of the river, through the dense urban core, out to the Sierra foothills. A property in downtown Sacramento faces different moisture conditions than one in the El Dorado forests or the ag belt of Yolo County. We test across all four counties, and we account for those differences on every inspection.

Wherever your property sits, you get the same thing: a visual assessment, moisture readings, and — where warranted — samples analyzed by an independent, accredited laboratory. No remediation arm, no upsell, no reason to overstate what we find. Explore the counties and cities below, then reach out for a free quote anywhere in the region.

COUNTIES WE SERVE

Four Counties, Each With Its Own Mold Profile

Mold risk is driven by geography, housing age, and climate — all of which shift from one county to the next.

14

CITIES

Sacramento County

The region's dense urban core, anchored by a century of older housing stock in neighborhoods like Midtown and Land Park. Aging plumbing, original wood framing, and crawl spaces near the Sacramento and American Rivers drive most of what we test here — alongside fast-built subdivisions in Elk Grove and Natomas where construction moisture can get trapped early.

7

CITIES

Placer County

A transition zone from valley floor to Sierra foothills. Rapid tract-home growth in Roseville and Rocklin sits alongside older downtown Auburn, and elevation brings prolonged winter fog and lake-effect humidity near Folsom Lake. Drying times stretch longer here than on the open valley floor, keeping exterior surfaces damp well into the season.

3

CITIES

El Dorado County

Higher-elevation foothill terrain with forested, shaded lots around El Dorado Hills and Placerville. Heavy tree canopy slows the drying of roofs and siding, seasonal snowmelt raises ground moisture, and many properties run on well water and septic systems — all conditions that warrant periodic, independent testing.

3

CITIES

Yolo County

Flat floodplain and agricultural land west of the Sacramento River. Irrigation and farm humidity raise ambient moisture across Davis, Woodland, and West Sacramento, while older downtown housing and a large stock of student rentals in Davis add construction-era and occupancy factors that shape local mold risk.

REGIONAL EXPERTISE

Why the Sacramento Valley Needs a Regional Approach

Six conditions that shape mold risk across the whole region — and why local knowledge changes what an inspection looks for.

Extreme Seasonal Swings

Bone-dry summers followed by cool, wet winters put walls and attics through repeated condensation cycles — a defining driver of Central Valley mold that mild coastal climates never see.

Winter Fog Season

Prolonged low-elevation valley fog can keep exterior surfaces damp for weeks at a time, slowing the natural drying that would otherwise clear moisture from siding, roofs, and crawl spaces.

Two Rivers & the Delta

The Sacramento and American Rivers, plus the delta to the southwest, raise regional groundwater and keep crawl spaces and foundations moist in low-lying and river-adjacent neighborhoods.

A Century of Construction Eras

From 1900s bungalows in the urban core to 2010s tract subdivisions on the edges, the region spans every construction era — each with its own moisture behavior and material vulnerabilities.

Valley-to-Foothill Gradient

Elevation climbs from near sea level at the delta to the Sierra foothills. Drying rates, tree canopy, and rainfall vary sharply along that gradient, so risk in Placerville differs from risk in West Sacramento.

Agricultural & Irrigation Humidity

Across Yolo County and the delta, farmland irrigation and ag humidity raise ambient moisture around nearby homes and businesses — a factor purely urban inspectors often overlook.

WHAT WE TEST FOR

Every Service, Available Region-Wide

All eight of our testing and inspection services are offered across all four counties.

Mold Testing

Lab-verified air and surface sampling to confirm species and concentration.

Mold Inspection

Full property walkthrough assessing conducive conditions, room by room.

Air Quality Testing

Indoor Air Quality (IAQ) sampling for mold spores and airborne contaminants.

Commercial Mold Inspection

Assessments for offices, multi-family buildings, and commercial spaces.

Moisture & Leak Detection

Thermal imaging and moisture meters locate hidden leaks non-invasively.

Post-Remediation Testing

Independent verification that remediation work was actually successful.

Toxic Black Mold Testing

Targeted testing for Stachybotrys and other toxigenic species.

Real Estate Mold Testing

Pre-purchase and pre-listing testing for buyers, sellers, and agents.

THE TESTING-ONLY STANDARD

The Same Independent Standard in Every City

We test. We never remediate. Everywhere we work.

Some inspectors quote differently, or look harder for problems, depending on how much repair work they hope to sell afterward. We don't do repair work at all — in any city, in any county. That means a property in Woodland is held to the exact same independent standard as one in downtown Sacramento: a documented, unbiased report, analyzed by an independent accredited lab, with no referral fee and no upsell attached. Your results are the same no matter where you are in the region.

HOW WE WORK

Independent Testing, Documented Results

Every inspection across the region follows the same process, regardless of city. We start with a visual walkthrough of the property, then take moisture readings at any suspect areas. Where sampling is warranted, air and surface samples are collected and sent to an independent, accredited laboratory for analysis — never processed in-house, and never by anyone with a stake in the outcome.

Every inspection is performed by a Certified Mold Inspector, following IICRC S520 as the industry protocol standard for inspection and sampling procedure. You receive a written report with lab-confirmed findings — the same standard behind our sitewide mold testing and air quality testing services.

Visual Walkthrough

A full assessment of conducive conditions — moisture staining, ventilation, prior water events — before any sampling decision is made.

Moisture & Humidity Readings

Moisture meters and hygrometers document conditions at suspect locations throughout the property.

Independent Lab Analysis

Air and surface samples, when collected, are analyzed by an independent, accredited laboratory — not by us.

Written, Documented Report

Findings, readings, and lab results delivered in a report you can hand to a contractor, buyer, or insurer.

CLIENT REVIEWS

Trusted Across the Region

★★★★★

"We're out in Folsom near the lake and had a musty smell we couldn't place. Gursh tracked the moisture to a spot behind the garage wall and gave us a clear report. No pressure to hire a remediation company — just the facts."

— Priya M., Folsom

★★★★★

"Bought an older home near downtown Davis with a lot of student-rental history. The testing was thorough, the lab results came back quickly, and we finally had documentation we could trust before closing."

— Aaron T., Davis

★★★★★

"Newer build in Roseville, but we wanted peace of mind after a plumbing leak. Appreciated that they only do testing — zero attempt to upsell us on repairs we didn't need. Straightforward and professional."

— Kelsey R., Roseville

★★★★★

"Our El Dorado Hills place backs onto heavy tree cover and the north side never seems to dry out. We wanted an objective read before deciding whether to do anything at all. Got moisture readings, lab results, and a plain-English explanation of what it meant — no scare tactics."

— Dana W., El Dorado Hills

COMMON QUESTIONS

Service Area FAQ

Q

A

What if my city isn't listed?

Give us a call. Our directory covers the cities we serve most often, but we regularly test properties in surrounding and unincorporated communities across all four counties. If you're near an area we already cover, there's a good chance we can help — 916-258-5872.

Q

A

Do you charge extra to travel to outer areas like Auburn or Placerville?

We provide a clear, upfront quote before any visit, so there are no hidden fees. Foothill and outlying locations may factor travel into that quote, but you'll always know the full cost before you schedule — nothing is added afterward.

Q

A

Do you serve both homes and businesses across the region?

Yes. We test single-family homes, rentals, and multi-unit residential properties, along with offices, warehouses, and commercial buildings throughout all four counties. Larger commercial properties fall under our commercial mold inspection service.

Q

A

Is the testing standard the same in every city you serve?

Yes. Whether the property is in downtown Sacramento or the El Dorado foothills, every inspection is performed by a Certified Mold Inspector, and any samples are analyzed by the same independent, accredited laboratory. The standard does not change with the ZIP code.

Q

A

Do you provide remediation anywhere in your service area?

No — we are testing-only in every city we serve. We never perform remediation, which means we have no financial stake in what an inspection finds. You get an independent, documented report and the freedom to choose your own contractor.
