MOLD INSPECTION, LOOMIS

The Whole Property, Not Just the House

An inspection is where you start when the problem has no obvious address. We work through the property checking where moisture gathers: under sinks, along wall bases, around windows and doors, at water heater and laundry connections, and through attics and crawl spaces where access allows.

Most cities let an inspector arrive with expectations. Loomis does not. Because the town was never master-planned, home ages vary from property to property rather than by neighborhood, so plumbing, framing, and roofing conditions have to be established rather than assumed — a 1920s farmhouse and a 2005 custom home can sit on adjoining parcels. The rural features add to it: barns, arenas, and workshops that nobody has assessed, wells and septic systems, acreage drainage, and oak groves shading exteriors that would otherwise dry. We inspect what is actually there.

WHEN TO INSPECT

When Loomis Property Owners Request Mold Inspection

An inspection suits owners who want the whole property assessed rather than one spot confirmed. These bring Loomis owners in.

snowflake (1).png

Source Is Unknown

A smell or symptom with no obvious origin, where sampling one spot would only be a guess.
snowflake (1).png

Unknown Building History

Properties where past work and system ages were never documented anywhere.
snowflake (1).png

Recurring Problem Areas

The same wall, closet, or ceiling returning despite repairs meant to settle it.
snowflake (1).png

Barns, Arenas, Workshops

Large unconditioned structures nobody has properly assessed in years.

Well and Septic Parcels

Properties with subsurface water sources worth reviewing alongside the house.

A documented assessment of conditions and moisture sources for a pending insurance claim.
THE PROCESS

How Mold Inspection Works in Loomis

Four stages from first walkthrough to written report, scaled to the property.

1

Walkthrough & Scope

We walk the property with you first and agree which buildings are in scope, since on these parcels that is a real question rather than a formality.

2

Visual & Moisture Survey

A survey with moisture meters and visual assessment covering the house, its crawl space where present, acreage drainage and irrigation, and any outbuildings included.

3

Targeted Sampling Where Needed

Where the survey finds something needing confirmation, samples go to an independent, accredited laboratory. Many inspections never require it.

4

Your Written Report

A written report covering conditions found, where moisture originates, and what warrants attention, written so a contractor can act without calling us first.
THE TESTING-ONLY STANDARD

An Inspection With Nothing to Sell You

check.png

We test. We never remediate. That's what keeps the result honest.

An inspector who also sells remediation drafts a scope of work while walking your property, and on acreage with several structures that scope can expand a long way. It is worse where nobody knows the building's history: an owner who cannot say when the roof was last done has no basis to challenge a claim about it. Sacramento Mold Experts performs no remediation at all, so the report describes your buildings rather than a job we hope to win.

COMMON QUESTIONS

Loomis Mold Inspection FAQ

What Loomis clients ask most often about mold inspections.

Q

A

How long does an inspection take?

Longer than in a suburban city, and it varies more. A village cottage runs one to two hours; a ranchette with a barn, an arena, and a workshop takes considerably more. We give you a realistic estimate once we know how many structures are in scope.

Q

A

Do you inspect barns and arenas?

Yes, and we would encourage it. Arenas are the ones most often overlooked — large unconditioned spans where water can enter at one point and appear far away, holding bedding, feed, and equipment worth protecting. Barns and workshops are similar and rarely opened up for a proper look.

Q

A

Do you sample every time?

No. Sampling happens when the walkthrough finds something requiring laboratory confirmation. Many inspections identify a moisture source that can be handled directly, and we will not add samples that answer nothing.

Q

A

Nobody knows this house's history — is that a problem?

It is common here and it is exactly why the inspection is useful. Loomis properties change hands with incomplete records, and past work often went undocumented. We assess what is physically present rather than what a file says, and we say plainly where the history runs out rather than guessing at it.

Q

A

What do I receive?

A written report covering conditions found, moisture sources identified, and what warrants attention. Laboratory results are included where samples were taken. You can hand it directly to a contractor, agent, or insurer.

Q

A

Do you do the repairs?

No. We inspect and test only, and never perform remediation. Nothing in the report exists to justify work we would be bidding on afterward.
