MOLD INSPECTION, MATHER

The Whole Property, Not One Suspect Corner

An inspection is where you start when the problem has no obvious address. We work through the property room by room, checking where moisture gathers: under sinks, along wall bases, around windows and doors, at water heater and laundry connections, and through attics and crawl spaces where access allows.

In Mather's village the inspection concentrates on the building envelope, because that is where this construction era and type tend to fail. Tightly sealed stucco relies on flashing at windows, roof-to-wall transitions, and penetrations to keep water out, and on ventilation to dry anything that gets past. Compact lots with narrow side yards limit sun and airflow along exterior walls, so a wall that gets wet stays wet. Underneath it all is flat former airfield ground with dense soils and seasonal wetland grassland nearby, which drains slowly through the winter. Those three things interact more than they do anywhere else we work.

When Mather Property Owners Request Mold Inspection

THE PROCESS

How Mold Inspection Works in Mather

Four stages from first walkthrough to written report, usually finished inside two to three days.

1

Walkthrough & Scope

We walk the property with you first, hearing what you have noticed and when it began, and agree the scope before anything else starts.

2

Visual & Moisture Survey

A room-by-room survey with moisture meters and visual assessment, weighted toward the envelope — window flashing, roof-to-wall transitions, penetrations, and the shaded side-yard walls that never dry.

3

Targeted Sampling Where Needed

Where the survey finds something needing confirmation, samples go to an independent, accredited laboratory. Many inspections never require it.

4

Your Written Report

A written report covering conditions found, where moisture originates, and what warrants attention, written so a contractor can act without calling us first.
THE TESTING-ONLY STANDARD

An Inspection With Nothing to Sell You

check.png

We test. We never remediate. That's what keeps the result honest.

An inspector who also sells remediation drafts a scope of work while walking your house, and the pressure to find more sits in the arrangement rather than the person. With sealed construction the owner cannot easily verify a claim about what is inside a wall, which makes an inflated scope harder to dispute than in an older house with open access. Sacramento Mold Experts performs no remediation at all, so the report describes your building rather than a job we hope to win.

COMMON QUESTIONS

Mather Mold Inspection FAQ

What Mather clients ask most often about mold inspections.

Q

A

How long does an inspection take?

Most village homes run one to two hours depending on size and access. Compact lots make the exterior survey quicker than on acreage, though we spend more time than usual on window and roof-to-wall detail.

Q

A

Inspection or testing — which do I need?

An inspection assesses the whole property and identifies moisture sources. Testing confirms conditions in one area you have already found. If you know exactly where the concern is, testing alone may be enough, and we will say so.

Q

A

Do you sample every time?

No. Sampling happens when the walkthrough finds something requiring laboratory confirmation. Many inspections identify a moisture source that can be handled directly, and we will not add samples that answer nothing.

Q

A

Why so much attention to the exterior?

Because in this construction the exterior is usually where the problem starts. Sealed stucco keeps water out by means of flashing and drainage details rather than by the cladding alone, and a failure at a window head or a roof-to-wall transition puts water into a wall that has limited ability to dry. Finding it outside is far cheaper than finding it after the drywall comes off.

Q

A

What do I receive?

A written report covering conditions found, moisture sources identified, and what warrants attention. Laboratory results are included where samples were taken. You can hand it directly to a contractor, agent, or insurer.

Q

A

Do you do the repairs?

No. We inspect and test only, and never perform remediation. Nothing in the report exists to justify work we would be bidding on afterward.

CLIENT REVIEWS

What Mather Clients Say

"A smell in the back hallway for the better part of a year and two contractors guessing at it. The walkthrough traced it to flashing above a window on the shaded side."

— Marguerite P., Mather Village

— Anselm B., Independence

★★★★★

"Gursh checked the whole house rather than the one room we called about, and the source turned out to be a roof-to-wall transition two rooms away."

— Chidera N., Peter A McCuen

★★★★★
