Rather than sampling a single suspect spot, we work through the property room by room, checking where moisture collects: under sinks, along wall bases, around windows and doors, at water heater and laundry connections, and through attics and crawl spaces where access allows.

Sacramento's housing makes that walkthrough vary a great deal by address. A Midtown or Curtis Park bungalow from the 1920s sits on a raised foundation, so the crawl space and subfloor usually hold the most information, and original plumbing runs behind lath and plaster that has been patched for a century. Cross the river into Natomas and the picture inverts — slab foundations, tighter envelopes, and construction young enough that failures tend to be single events rather than accumulated history. We fit the inspection to the building in front of us, and sample only where the walkthrough gives us a reason to.

An inspection assesses the whole property and identifies moisture sources. Testing confirms conditions in one area you have already identified. If you know exactly where your concern is, testing alone may be enough, and we will say so.

Do you sample during every inspection?

No. Sampling happens when the walkthrough finds something that needs laboratory confirmation. Many inspections identify a moisture source that can be dealt with directly, and adding samples that answer nothing is not something we do.

Do you inspect crawl spaces and attics?

Where access is safe and available, yes. In Sacramento's raised-foundation housing the crawl space is often the most informative part of the whole inspection. In slab-built areas, attic conditions and wall cavities near plumbing matter more.
