Why can't the remediation company just tell me the mold is gone?
They can tell you the work is finished, but that isn't the same as an independent confirmation that it worked. How soon after remediation is finished can clearance testing happen?

What happens if a property doesn't pass clearance testing?
Your report identifies which areas came back elevated relative to the outdoor control sample, giving the remediation company a specific, documented scope to correct rather than a vague "it still smells" complaint. Once the additional work is done, we retest the same locations. Because we don't perform remediation ourselves, there's no incentive for us to fail a property that's actually clean, or clear one that isn't.
Will lenders, escrow, and insurance companies accept your clearance report?
Our reports are formatted as standalone documentation — lab certificate of analysis, sample locations, outdoor control comparison, and a plain-language summary — built to be handed directly to a lender's underwriting file, an escrow officer, an insurance adjuster, or an HOA board. Because the testing is performed by a party independent of the remediation company, it carries more weight in underwriting and claims review than a remediation contractor's own sign-off letter
How many samples does clearance testing require?
It depends on the size of the remediated area and how many distinct rooms or zones were treated. As a baseline, every clearance test includes at least one outdoor control sample plus indoor samples from each previously affected area. How is clearance testing different from a regular mold test?
A standard mold test is typically the first step — it's used to find out whether a problem exists at all. Clearance testing happens after remediation and is specifically structured around comparing post-remediation results to an outdoor control sample and, where available, the pre-remediation baseline, to confirm the treated areas are consistent with a normal, unaffected environment.
